What is a pre-listing inspection?

A pre-listing inspection is a home inspection that is preformed before the home goes on the market. A major benefit of a pre-listing inspection is the ability to help create a powerful marketing tool that can be used during the process of selling your home. We perform pre-listing inspections, as do many other home inspection companies. But here's what sets us apart from the rest:

What is included?
Clients will receive a complete web based inspection report including photos of the home along with a summary of the results. With a Premium List Inspection, we will also provide you with a complete report system presented in a professional binder (Including the popular 128 page “Home Owners Manual” and additional reference materials are available at no additional cost! Use it as an eye-catching professional sales tool for your home.) and 25 paper copies of the summary to be given to prospective buyers. (Additional copies and binders are available at a reasonable cost to the seller or agent)

How do Pre-listing Inspections Work
You or your real estate sales professional contacts BC Warner Home Inspections (937-423-2949 or bcwarner@gmail.com) to schedule a pre-listing inspection at your convenience.

BC Warner Home Inspections completes the inspection and prepares a draft of the report within 3 business days after the inspection, and emails it to you and your real estate professional for review.

You and your agent approve the draft via email or phone or contact BC Warner Home Inspections to discuss any comments, questions, or concerns about the report.

If you wish to make any improvements to the home, you may include any receipts for work completed with the summary reports or provide them upon request to an interested buyer. Or you may ask us to postpone printing the binder and summary report copies, and schedule a time when we will revisit the home after the work is completed. We will then revise the report and summary as needed. (An additional fee typically applies for this service.)

We will compile the report and summary copies after approval is received and deliver them to you or your real estate sales professional office. The completed full report can be displayed for prospective buyers to look at during open houses and showings.

Prospective buyers can then pick up a copy of the report summary at open houses or showings. A reference to the complete on-line (web based) report can be included so prospective buyers can perform further research on the web at their leisure.

The pre-listing inspection report can and should be referenced in the listings and advertisements to help market a newly listed home and set it above the rest. (i.e. “Home pre-inspected!”).
