What Does An Inspection Include?
Real estate is one of the most important and expensive purchases you'll ever make. That's why it is so important to have your home inspection performed by a qualified and certified home inspector and not. There are many, many systems and components to examine in a home. Are you going to rely on an opinion from a friend of a friend who “works in construction” or installs roofs in the summer. You're making one of the largest investments in your life. Do you really want to trust your purchase decision on the cheapest inspector you or your agent can find?
While you may fair well by answering yes to the above questions, but odds are that type of inspector may miss some important details about your home that may cost you both financially and emotionally in the future. If the best priced inspector is your top priority, please stop here and go to the phone book. Start at the top of the list and ask only one question: “How much do you charge?” To my knowledge, the cheapest inspector in the Dayton area is charging $99.00 on any size and any age house. You’ll receive a one or two page hand written, barely legible document discussing the roof and nothing more.
We are certainly not the cheapest inspection company out there, but we are reasonably priced for the level of service we provide our clients. Our inspection process is very thorough. Our reports are comprehensive and detailed and include digital photos and thermal images to help you understand our concerns. Some Real Estate agents have the opinion that our reports are “over the top” and “excessive” for “just a home inspection”. Remember that you are making one of the most important and expensive decisions of your life. If you carry the same opinion that the inspection process is “just a home inspection” and a formality to the purchase process, then our company is not the right choice for you or your family. You’re paying for a professional opinion about the condition of your home. Our professional opinion is based on years of training, education, technology, and experience.
